Howard is Managing Partner, SVP Programs for Realcomm responsible for all programming for the Realcomm, IBcon, CoreTech conferences and the CIO Forums globally. Howard has a combined 30 years experience in both the technology as well as real estate industries.Post graduation business school at Ohio State University he was engaged as a System Analyst for a Philadelphia-based IT consulting firm specializing in mainframe configuration and support to Fortune 500 and governmental agencies. He moved to Southern California and started an investment real estate practice in 1980 and in 1988 joined a subsidiary of TRW to assist in the development of PC based Real Estate Information Systems for the title insurance industry. It was during this stint at TRW that he met Jim Young and subsequently joined The Jamesan Group as a technology consultant in 1995 becoming a partner in Realcomm Conference Services LLC in 2000.For the past 20 years he has been designing programs focused on process automation and technology integration for the commercial and corporate real estate industries. Co-created the Realcomm, IBcon and CoreTech conferences and for the past 15 years has been promoting and leading the CIO Forum series for commercial real estate CIOs and senior IT executives via vertically focused local educational and networking events in both the major North American markets and International markets - Sydney, Singapore, Hong Kong, London, Abu Dhabi and Dubai.

So somebody will open up the episode but then they're going to play what we talked about today. We thought since we had this wonderful set this incredible crew that we would just take a few

minutes now, the crowd is gone the crowds God and just talk about what we just went through for the last five seven months were and so let me see it up. It's February 15th. I think I'm in Buffalo dealing with a family issue and I'm working remotely and I'm starting to hear this thing about. And I think it was probably. March 15th and 11th to email out we're postponing to such was to just move from Miami to in June to Miami in September and we were locked down in Miami was a reason we couldn't do the event was because I was full hospital beds and they were still

using the Miami Beach Convention Center as a hospital. And I remember those calls me you wouldn't answer you and I were on and we're like come on lean into this and we want to make this work and will be created. We were pushing that I think was the second call you when I got off exit now, they're they're not really interested in pushing and so I had some pretty big issues to deal with government. It was it was State local government and the convention Bureau contracts cuz we can't move forward until we know this is

clean. So she got all the hotel contracts and care of Convention Center was wonderful. They let us out of that the contract in the hotels and motels which was a big deal. Are we said? Well, we we we thought I'd you know, let's just get away from a large urban area where it's really dense in Miami is a Party Town not conducive to having a safe safe event. So we thought this could find a resort area from wild and crazy Las Vegas Nashville, Miami to Peaceful Serene healthy cleaning. Naturally came up with Phoenix

Wright get them out of the city get him out of the house to replace the getaway can also because it was a driving distance, but that would make it a little easier. So, how're Lisa flu Nancy? And I thought that was perfect though. It was absolutely golf. We had everything everything. We wanted everything that we needed. And then where we got home the headlines be up and down but the Optics would have been terrible the governor and the mayor were at odds. Not a green. So we could not really get

commitment from those two entities hotel and we've toured that beautiful Resort in Phoenix, and then I would have been wonderful and I'm you had to give him a call that no back to work. So then we said who else will have and we went to Texas JW Marriott in San Antonio in and also looked at the Gaylord Texan, right and they were lowering restrictions much more than anybody else and we have been at the hotel outside San Antonio for a golf event several years prior. So we knew what a beautiful Resort it was and do something about it,

but then the headlines followed us from Arizona to Texas. Define shout sign a contract in email with a finger an inch from the send key and the the headlines hit and actresses on fire. We're trying to figure out a hybrid. I'm talking to people trying to figure out hybrid does the Aldi in the wall or they not there? And and what the hell did I do.. Sarah are like so they're over we're working on the physical side and they're working on the virtual site. And I think we got it narrowed down to throw us we had no idea if we

did a hybrid conference how many people would show up original 2500 people Nashville the first survey came back if my survey came back 30% Will it look like there now is 550? 50% of 30 and 12 30 40 30 30 40. That's where the real idea of hybrid event start to make a lot of sense because we said in a virtual on-site. All I needed was a slide bar that said how much online and how much physical and metaphysical got all the way to just us cuz we were determined to be in person then we just slide it all through the slide bar started

at 7:57. 500 500 403 5th hundred hundreds. Yeah, that sucks out so that we went from Texas to Denver logic. There was middle of the country did great stats. They didn't really give me big Peaks and it was just a little less off the political discussion Denver wasn't quite engaged in that the discussion about you did it you did it wrong you did wrong, right? So just like a 2-hour flight from just about anywhere anywhere and then we were looking at two different locations, Colorado Springs the Broadmoor and

then the Gaylord Rockies, right? And I think our final logic was 7 minutes from the airport minimal time in a transportation in this is a brand-new broadband and we knew we were going to need a lot of broadband and I think we're really solidified it for me was we said we're going do something crazy. Are you in and they said sure and then I said well crazy means we got 12 people coming next week to talk to your air conditioner. Well, and remember the evolution to of of getting on airplanes to go to Phoenix looking at that Resort meeting

with all of the all of the expected at all. And then we would go to when we were looking at Texas. We went to nursing is all the pictures. You know, how many videos do you have? What do you have place value weighted free properties Denver, Colorado resort in give us a virtual sound Mike light I said, this is the way you're going to think they're all doing it now. I think we did it was in San Antonio the resort they had multiple people different locations, and there was switching pick up very

creative in about 48 hours. Get the virtual tour going to go and then he can hear us talking to look at this right in the killer one was wondering Phoenix. I'm walking down the hall in our virtual tour and I ask Adele. So what are the ceiling Heights are my one of our guys wants to know and she goes, you know, I'm going to have to get back to you in my blood Chuckles their 14ft. We're even doing hybrid tours. Yeah. Yeah I name you know, I think we should mention it from the very beginning a lot of this site.

A lot of these decisions were driven by by the fact that we knew that we had to do something we weren't going to knock if we weren't going to not do something and I heard some statements in the industry not going to name any names, but it's socially Responsible to try to get people back together in 2020 and I took that as a personal challenge to say no. I don't believe that we're going to do it safely we're going to do with respectfully we're going to use common sense, but we can tend what I was in my head. I was balancing pandemic health and economic Calamity. That's that was the tube

size of the scale. I was measuring and we seen some pretty horrific Financial Devastation. Thank God for government assistance in PPP, but I know way too many people are unemployed who are living paycheck-to-paycheck and back last night at our little reception that sweet little bartender said to me thank you so much. This is the eighth event. I've done since March and then I went to my briefcase and got money and handed her a big tip because the economic impact is 2 is too much and are those of us were fortune up to you. No work in the white collar world with laptops and

clouds. It's easy for us to stay home, but these people Be out and about and that I was part of my driving force in buildings tested and God willing we have no incidents of the plane Fritz were uneventful good HEPA air filtration mask. What is this conference and kind of gave everyone some confidence that it's it's a safe environment the four basics because we're in the built industry and we're innovators. You said three years from now a lot of that stuff will become become kind of standard fare and PS you still got flu season. So tell me that I can zap ion particles in an elevator, you know in a crowded office building during flu season. That's probably not a bad thing. You're a dollar a square foot. I'll do that match the

journey, right? So so now we're doing the tour. You're Looking For You Colbie Technologies in addition to the 240 speakers that you and Sarah trying to get organized Sherry and Sarah and Kemar. Out there looking for platform and all we found one of the best but it wasn't good enough. So we said you got a modified and do some extra things. We got that architecture document that we were relying on for the last 5 months and I go oh my God, Monday Freak On by all these sessions real calm life ended floor the best practice. I thought I mean for a long time. I thought it was too big but I didn't know how are we going to do this? Name some of the elements of

the familiar and in the program so that it wasn't such a departure from the physical. I was in the virtual world war wonderful real, live news desk was gone for 2 and 1/2 days and there was very few people here. They're all almost 99% of the exception of John Doolan came in Virtual on the wall, which performs stunningly and then we crossed over it was like a now there's people coming in and last people on the wall and more people like this cuz this is what people want to see they want to see people together Zoom calls. I don't think

anyone who hasn't put a virtual conference on would appreciate the amount of work that went into enough. I was totally surprised I know. Thank you every single session and there were a hundred every single speaker and there were hundreds every room had to be identified uniquely inside the system. Every speaker had to be tested to make sure that their connections were good. And I mean, it was a massive amount webcasting events going on twenty-four hours a day and I go you're probably

not to be able to get to this new kind of like them in and I said, I got it and then we said let Ian, can you teach me how to do this? We said? Yeah, so Ian just stop there and I think he tested 50 people within 2 weeks and very few problems and whoever thought we'd be doing that right, but we had a pivotrim in Pivot Point give it a lottery in a lot of places we get finally into the on-site and we turn real time live in 10 hours stage and for the last day and a hat well starting for yesterday all the way through to Play but to me the combination of that

physical side was when we had the association's on and we had three of them one executive director into chair people here physically and then one chairperson into executive directors of me with senior leadership from coma if men Iram that was not just a technological accomplishment. I think that was an industry accomplishment Association, right but we've known all of those folks for 20 plus years a collaborative effort and how everybody's willing to work together and share all the stuff. That was a real highlight. That was a great session with that was really

did you have any idea Did you have any clue what it would take was it worth it? I mean what what's what's your just final thoughts on this whole six months or any different than all the years past where it's like delivering a baby at 9 months to get ready for it and then go through the pain event. And when you're done you think of that wasn't so bad, But now I think as I said, I was a lot more work than I believed it would be and you know, we had an amazing team and I wish they could all

be up here with us talking about it because they pulled off just session after session after session and I'm not a lot of good education everything I've heard so far has been that the program did not suffer in any way being virtual versus being alive because of the sort of live. Mary if you can hear me where we're planning a team call right after we're done with this, right so that means we're going to can you hear me? We're going to be doing our team picture with everybody virtue. It might be fun to get that going now so we can actually include all of our team members in

this world, So if you guys can get a team called with everybody with schedule for a few minutes might be able to bring them up on the screen we can get ready for our picture and include them in this little video animal jobs in Albany finish up with as far as what this was all about. You want me to repeat that? How about you just a final thoughts on what this is all about? Yeah. I had to go through it and experience this to really understand. What we what we really accomplished and the way I feel now is I feel that all of the pain all of The Angst all of the up and

downs somehow paid off and was and was worth it. I do what I want to start again tomorrow planning another one if you will think about it the gas pains of childbirth or skills to death. Leaving for us and we're maximum volume. I you know, I was terrified and petrified 90% of the time because I've never done a virtual event never been part of a virtual event never planned a virtual event. It took us like you've mentioned it took us awhile to get our arms around. What is a

hybrid which we said over and over and every time I can't tell you how many times on phone calls with our exhibitors and sponsors that I said. I just want to put it out there. We have never done this before. We don't know why you gotta hide. Why are you gassy can energetic and so supportive and they're like, you know, what about this? Well, what about you? What do you think about it? I don't know we have never done. How many people do you think we're going to ship? I don't know if I really have no idea and

I and they were just Play came along for the ride and they face and they were they were, but I agree with I agree with Howard it you know, it is I think that it was it was I don't think I know it was the right thing to do and we know we have that at you in our DNA listin is company our DNA is to lead and to push the envelope and to do things that have never been done before and you know, and you let us down that path and that Creative Vision of what it could be a

next time I had a vague idea, but I had no, I mean you would you let us around some pretty big icebergs. What does crass right on it? So well summarized. Sitting on team calls for all of 2020 was not an option for people in the built environment. We can't our livelihoods are industry depends on people going in the building so much, But what can we do to lean into the fence or Denver got fun? And we went down the safety and wellness path and the virtual experience path to Crazy Heart things to do first
