Hi, I'm Mark Rosenthal, I'm the Chief Revenue Officer at HqO. And with me today is Chase Garbarino our CEO. Quick story to to start as we think about the development of commercial real estate and the application of data and Technology. We're thinking about Quick Serve restaurants in specifically McDonald's and Burger King. I was driving the other day drove by the McDonald's right across the street from Burger King, which is a pretty common situation in the world and it struck me that the differentiation between

McDonald's and Burger King are really narrow right there about 90% in the same business. They serve the same Market they serve the same customers they serve more or less the same food. So why do they put themselves right across the street from each other? And how do they differ with their Outreach to customers and its really dated and help them to drive that Quick Serve restaurant. They have things like the flavor of the foods at McDonald's has their secret sauce for Big Mac and Burger King have their sauce for the Whopper a difference between efficiency and how fast they can

get people through their drive-thrus in these data to look at all of this stuff and in commercial real estate, what we believe is that differentiation is the same as in that last 10% of buildings are more or less the same landlords are more or less going after the same markets and if that last ten per-cent of differentiation there really a factor in how you resolve and how you retain your tenants and really tree value and so our point of view and what will talk about today is that if you're not combining data about Are building
