Hello and welcome. This is Clelia Peters. I'm so delighted to be here with you today. And so delighted to be joined by Steven Rosenberg and Phil Miller from Greystone. Steven, I'm going to hand it over to you first to give us a quick introduction to Greystone and then to talk about Phil and why you brought him onto your team. Awesome. As I said previously Greystone is a really special place. Yes. We're in the real estate market. We're mostly Multifamily Healthcare Finance, but what's interesting about the firm is our mission and our mission, which started thirty years ago is really to enhance other people's lives. So yes, we're a for-profit company. We work really hard. We drive we're competitive and creative and but the point of all of it is to generate profits that we can give away and I started the company 30 years ago and
with no capital, we've never raised any equity at the firm. We've given away pretty much at least half of our profits and I myself am not an extrovert. I'm probably the definition of an introvert but given all of that
