Scott thank you so much for joining. I have to say I love your background every time we do a Zoom call. You have a more and more interesting background is so this is actually we had the Mr. Brainwash the artist who was actually based out of LA, but there's been a lot of New York and during the coming out of the worst of the pandemic when we were needed to create some inspiration for our city. We have asked him to do some paintings worth it up. Love about the strength of New York City about coming together that we will persevere. So we have is all of our five

Times Square building on 42nd Street in Times Square and try to create some good inspiring and coming together for New York. I love it. I think I was like the perfect parallel to what we're going to talk about that but also to the beautiful artwork you have in your office. I doubt that was also amazing. Thank you. I love to hear just how you and RXR think about sustainability as an all-state organization that I think we think about it and holistically everything we do there's an opportunity to create sustainability is the weather that

repositioning one of our existing buildings and then changing out of your windows are system to redeveloping buildings that there are more obsolete and redeveloping for the 21st century and then making them more sustainable and in that process to thinking about the ecosystem how people operate in the behaviors and people that work in our building in trying to influence those behaviors to be more sustainable as we go forward to a lot of our public advocacy and initiative that we take within the community
