So we appreciate that and then we'll use your time efficiently as a professor of finance and real estate who's been doing work on Green Building send the economics of green buildings and lots of other financial instruments were going to talk about for several years and he's also the Chief Economist at GeoPhy and so
Nils and I have known each other for a while through the wonderful world of research to some degree. Although I think because you're someone that you uniquely bridge the world of research and the world of that the business side of how this market is evolving. I think that's probably one of the reasons that we have such fun conversations.
