Hello, my name is Harry Badham, the Head of Development function at AXA Real Estate in the UK Just a brief introduction to AXA. So we own and manage roughly 90 billion of real assets as finding all types of commercial property residential property and also infrastructure assets. So we've got a great deal of experience across a lot of different investment cost is where we on the hall are investing on a very long-time basis. We developed specifically I would like to buy them and
specifically because we believe it allows us to create very long-term future-proof acid, and we prefer to be creating from scratch for us when we develop when we point designers or point games or envision the types of assets that we are creating. We see part of the you in creating the right design specification and we are talking specifically about 22 BishophsGate and the examples that we designed the building with much higher floor to ceiling height and Karen optical talk about
occupation because the future is unknown. There are certain things. You can't go back and change the very difficult to go back and put extra lives in the building if you have him for not saying when you designed it and built it in the first place the way we create and develop around
